MAB built its reputation transforming Melbourne's Docklands into NewQuay — one of Australia's longest-running, most successful residential masterplans. We understand that history, and we understand what The Gasworks is meant to become.
NewQuay is MAB's flagship Docklands precinct — a waterfront neighbourhood MAB has been planning, building and selling since the early 2000s, stage by stage, cycle after cycle.
The Quays, Aqui Promenade, Banksia, Escala — successive NewQuay towers sold off-the-plan into local, interstate and Asian buyer markets. The exact distribution model we are proposing for The Gasworks.
Marinas, promenade retail, parks and community infrastructure delivered alongside the towers — the same place-first playbook MAB is now applying at The Gasworks.

Coposit — matched to the market we've identified
The data on the preceding pages identifies the buyer: young, local, renting, largely lone-person households in Bowden and Brompton. They want the neighbourhood — the deposit is the barrier.
Coposit publicly markets a structure under which eligible participating projects can be secured with an initial $10,000 deposit, with remaining deposit contributions paid progressively — converting exactly that renter cohort into contracts.
Subject to developer eligibility and commercial agreement, Solomon Bloom proposes exploring Coposit or equivalent structured deposit pathways for suitable stock to reduce the deposit barrier for eligible owner-occupier and first-home-buyer segments.
Coposit is presented here as a proposed mechanism only. It is currently applicable to Melbourne projects — including Circa NewQuay — and is not available at The Gasworks today.
